CEE Investment Market - 2021 Summary
In 2021 the CEE investment market saw a number of transactions for a total of €11 bn. The industrial sector leads in the majority of the CEE markets
Poland maintained its position among CEE countries generating 58% of total investment transactions. Poland investment volumes during 2021 amounted to €6.4 billion translating into the third best result ever. 2021’s turnover in Poland was driven mostly by the industrial sector, which saw a record-breaking investors’ interest. The full-year total reached €2.8 billion in this segment, 8% above the previous best in 2020. Offices, being the second most active sector, saw total volumes of €1.7 billion. The retail investments, with almost €1 billion committed in 2021, witnessed a record number of transactions.
In Czech Republic, the total investment volume for the whole 2021 reached €1.64 billion which is by 11% above 2020 results. The industrial & logistics sector was the most active during H2 2021 with 44% share on the total volumes. Total industrial investment volume reached €437 million in H2 2021, representing more than fivefold increase against H1 2021 results.
The Hungarian investment market generated a volume of ca. €1.3 billion in 2021. Although this volume is 7% above the 2020 record, it is still significantly below the pre-pandemic levels of €1.7-1.8 billion. Similarly to the previous years, the strongest activity was recorded in the office asset class, which generated ca. 70% of the annual investment volume. It is followed by logistics assets (11%) and surprisingly, re-development opportunities and development sites with also 11%.
The property investment volume for Romania in 2021 is estimated at approximately €900 million, a value marginally higher than the one registered in 2020. In H2 2021, the total volume reached almost €600 million, a value 25% higher than the one recorded in H2 2020.
The investment volumes recorded in Slovakia in 2021 totalled €760 million. From annual perspective, second half of the year with ca. €210 million traded was roughly half of the volumes in H1. The market is very active with high and ever-increasing level of liquidity. Highest activity was witnessed in industrial sector with €145 million transacted.
The results observed in 2021 prove that the market seems to be recovering after being exposed to the uncertainty of the pandemic in 2020. The industrial sector is the leading one in the majority of the CEE markets with record-breaking volumes recorded in Poland. Whilst the outlook for 2022 is promising, the market is still depending on the changing economic scene.
