2015 – The best year for JLL Romania


  • JLL was involved in over 70% of all the office, retail and industrial transactions closed in Romania during 2015
  • One third of total industrial and logistic leased area in the country was represented by JLL
  • JLL helped Honeywell, Enel, Colgate/Palmolive, CITR and Microsoft to find new offices
  • 30% increase of the Valuation Department portfolio

2015 has been a very dynamic year for JLL Romania, the company consolidating its leading position on the Romanian real estate market. 

JLL had a notable presence on the capital markets segment, representing a client in 70% of the transactions closed this year in Romania and also in all deals involving new investors on the local market. The value of real estate transactions in Romania have amounted nearly EUR 600 million.

JLL represented through the Capital Markets Department, led by Silviana Badea, investors like Prologis, Portland, Heitman and Cefin in selling their respective logistics and industrial parks to CTP Invest. JLL also represented Aviva in the sale of Phoenix Logistics to Lonestar.

Other important transactions made by JLL were the acquisition of Victoria Center by GLL, and the sale of Floreasca Park to the same German fund.

Moreover, on the industrial sector, which was the most active of the Romanian market in 2015, JLL was involved in the majority of the transactions concluded.

The Capital Markets Department was very active on the financing market as well, securing a bank loan for Hermes Business Campus, a 73,000 sqm project in Dimitrie Pompeiu area. Several other similar deals are currently in different stages of negotiation.

Beside these achievements, JLL Land Development Department, led by Attila Peli, concluded transactions amounting EURO 30 million in 2015, the most representative being the Skanska acquisition of Pumac.

On the industrial and logistics leasing market, Cristina Pop, head of Industrial Department and her team, were involved in almost one third of the total transactions signed in 2015. JLL was involved in the signing of 80,000 sqm of industrial space and represented companies such as Profi, DB Schenker, DSV, P&G și Gebruder Weiss.

Close to 250,000 sqm of office space were leased in the Bucharest in 2015, out of which, 25.000 sqm were represented by the JLL Office Department, led by Marius Scuta.

JLL represented both tenants and landlords such as Honeywell (BOC Tower), Enel (Premium Plaza), Medinova Research (Baneasa Airport Tower), Colgate/Palmolive (Green Court Building B), CITR (Green Court Building B) and Microsoft (Unimed).

JLL Retail Department, led by Carmen Ravon, intermediated a number  of new contracts, including the first  Nespresso boutique in București, in Dorobanti area. Romania became one of the 60 countries in the world where Nespresso opened a store, where beside coffee, they are selling profesional  appliances. Also, JLL negociated contracts for Lems, JYSK, Idea Bank and Adidas.

The Valuation Department, led by Catalin Jaloba, saw a healthy 30 percent increase in its portfolio, which includes clients such as investment funds, banks and developers. The increase came from both existing customers and new clients, requesting reports  needed to obtain financing, financial reports, feasibility studies and valuation of distressed assets. JLL intends to expand valuation services for the hotelier industry and agri-businesses.

The Property Management Department, led by Laura Niculescu, focused on strengthening and improving the existing partnerships as well as on diversifying and increasing the quality of the services offered by JLL.

Together with the agency leasing departaments, Property Management Department, succeeded in increasing the occupancy rate of the managed properties. Currently, JLL is the administrator of 13 commercial spaces, totaling 200,000 sqm, out of which 56,000 sqm retail, 58,000 office and 86,000 sqm industrial.

JLL Project Management and Development Department led by Paul Heroiu, expanded recently, and won in Globalworth's Gara Herastrau office building, one of its most important contracts in 2015. For the building in Floreasca Barbu Vacarescu area, JLL is involved in the entire development process, from choosing the general contractor to the completion of the construction.
